Fully Managed Letting Service

As a landlord you probably have other commitments and responsibilities to attend to, and dealing with constant phone calls from a tenant when you are at work or trying to relax at home in the evening will soon drive you mad..... Do you really want to spend many hours explaining to a tenant that a request is unreasonable or spend days trying to find a reasonably priced contractor to fix something at short notice?
Fully Managed Service includes:
- Initial rental assessment
- All marketing & advertising
- Accompanied viewings in courtesy cars
- Full referencing of all tenants and guarantors
- Collection of the tenants security deposit (equivalent to one & a half month's rent)
- Mole Lettings will register the deposit with the Deposit Protection Service (DPS)
- Obtaining the first month's rent in advance
- Organising the electrical and gas safety inspections
- Arrangement of independent inventory and check in
- Setting up of tenants initial standing order
- Rent receipt and remittance of statement by BACS
- Interim inspections
- Advise utility companies of all meter readings
- Arranging maintenance and estimates where appropriate.
- Arranging the check out and inventory update

Rent collection service includes:

- Obtaining the first month's rent in advance
- Organising the electrical and gas safety inspections

- Rent receipt and remittance of statement by BACS

Tenant Find Service
Tenant find service includes:
- Initial rental assessment
- All marketing & advertising
- Accompanied viewings in courtesy cars
- Full reverencing of all tenants and guarantors
- Collection of the tenants security deposit (equivalent to one & a half month's rent)
- Obtaining the first month's rent in advance
- Organising the electrical and gas safety inspections
- Arrangement of independent inventory and check in (if required)
- Rent receipt and remittance of statement by BACS (first month's rent only)
- Arranging the check out and inventory update (if required)

We can assist and guide you through the letting process. We are always on standby to help you find the right property within your budget and within your preferred location. When you register with us either by telephone or email, we will find out as much as we can about you to enable us to match you with your perfect rented home.
We are happy to arrange viewings at a suitable time to you. This may be during your lunch hour, early evening or on Saturdays. Unlike many agents, we can beflexible when it comes to viewing times because we understand that not every tenant is available during normal office hours. Mole Lettings will offer guidance and support from the day you move in to your home to the day you move out. Many tenants come back to rent from us again and again and some have been so impressed with our service they have rented their own properties through us when they became landlords themselves!
